Greetings, from your friends at Anthem Inspections!
Topic of the day:
Ductwork
Some ductwork manufactured up to the mid-nineties era of construction was deemed defective due to being prone to deterioration from radiant heat exposure. This primarily affected the outer plastic sleeve. While the ductwork itself remains mostly functional, the thermal properties of the duct becomes compromised, which in turn results in loss of efficiency, and can encourage biological growth within the duct. Ductwork in this condition should always be replaced.
BITS AND PIECES
Interesting facts from the world of home inspection:
It is not uncommon to find one or more ducts in the crawlspace with water in them. This occurs when there is a water incident on the main level of the home, such as a toilet or sink overflow. Water running over onto the floor will eventually reach a register vent, and flow freely into the duct. This ductwork should always be replaced, and should never be simply drained and repaired.
